The Greenfields Industrial Park, a £4million scheme to develop Hinckley and Bosworth's first 'green' enterprise park will utilise the latest in sustainable building technology to create a BREEAM rated 'very good' estate.
What is BREEAM?
BREEAM (BRE Environmental Assessment Method) is the leading and most widely used environmental assessment method for buildings. It sets the standard for best practice in sustainable design and has become the de facto measure used to describe a building's environmental performance.
In order to meet the requirements of BREEAM, the following sustainable measures have been included in the scheme:
All Units
- The construction of the units has been carried out under the requirements of BREEAM, ensuring that the contractor were aware of their obligations and responsibilities to reduce the impact of the construction works on the local environment.
- To meet the requirements of BREEAM, an ecologist has been appointed to provide guidance for the best way to mitigate any negative ecological impacts of the development and introduce native species to replace any existing species that were lost.
- Sedum roofs have been used in order to attract further native species to the development and also reduce surface water runoff.
- Water efficient sanitaryware has been specified, to ensure that the water use associated with the development will be reduced.
- The units are constructed from lightweight, low impact materials that achieve an ‘A’ rating under the Green Guide to Specification, a leading environmental materials guidance document.
- The units have been designed to a high specification of robustness to ensure that wear on materials and subsequent replacement is reduced.
- All external lighting associated with the development is to be highly efficient and well controlled, in line with the requirements of BREEAM.
Hybrid Units
- The hybrid units have been fitted with wind turbines to generate electricity as a result of a full renewable energy feasibility study. This reduces the CO2 emissions associated with the development and provides approximately 10% of the buildings energy use.
- The hybrid units include a heating system that has very low associated NOx emissions. NOx emissions can contribute to acid rain and can cause and aggravate respiratory problems.
- The office space within the hybrid units has been designed to the high specification required by BREEAM, with extensive thermal and lighting zoning, good thermal comfort levels and acoustic performance and other features that make the offices a pleasant working environment, to reduce the need for future refurbishment / alteration.
